Learning More About Real Estate

After finally saving up enough money to use as a down payment, I decided that it was time to hit the market. I met with a lender, got pre-approved for a loan, and then started visiting different properties. However, I quickly realized that I didn't know as much about real estate as I would have hoped. I wanted to find a great neighborhood and know what to ask the professionals, but I could tell that I needed a little help. To point me in the right direction, I started working with a great real estate agent who was familiar with the area. This blog is all about educating the general public on real estate matters.

Make Sure Your Brooklyn Brownstone Sells Fast

by Nathan Olson

If you are ready to sell your home, then you know how much planning is required. The real estate market is very tricky to navigate, but if you happen to own a brownstone in Brooklyn you have a very special property. There are lots of people who want to own a brownstone, and there are not many of these properties to go around. So, you have a choice piece of real estate. But, you want it to sell fast, which means you want it look as good as possible. Even though brownstones are not ubiquitous like high-rise condos, they won't sell fast unless you act wisely. Here are some things to keep in mind.

Clean The Brownstone Facade And Steps

Just because you own a brownstone, don't expect everyone who looks at it to want to buy it. One of the major issues with brownstones is the exterior look. People want that classic, beautiful facade and gorgeous steps. They don't want to see a rough, cracked exterior that needs to be sanded, or steps that are cracked without a proper railing. So, if your brownstones needs a facade cleanup, then hire a repair specialists to come in and have them clean the front. Make sure the contractors are aware of how to repair brownstone. You don't want to hire any regular crew that will come in and power sandblast the exterior since that could damage the stone. Likewise, you will want the steps taken care of.

Advertise In Brownstone Centric Publications

It's important to advertise where brownstone buyers are looking. This is a very specific audience. People who want a modern co-op in Hells Kitchen and don't want to deal with a large house, are not the people you are looking to attract. You want to find an audience who wants that authentic, old New York look that the brownstone has. Also, there are people who don't necessarily live in New York, who might be interested in buying the home. Celebs such as Kerri Russel and Maggie Gyllenhaal both purchased brownstones in Brooklyn, so it helps if your ads are seen by people outside of the area (especially in LA, for instance).

Choose Photographers That Will Highlight Architectural Details

You want good photos that will show off the building's architectural details. This means you should contact a photographer, not just toss up some basic pictures that you or your agent comes up with on the spot. Look at the photographer's portfolio and see how they have been able to capture other historic homes. Can they work with natural light to enhance the beauty of the façade? Do they know how to frame the house properly? Once you find that photographer, you can use the photons on the various sites you wish to advertise your home on.
