Start Your Search Online

With the world pandemic affecting everything you do from grocery shopping to exercising, it is still important to keep yourself socially distanced from others even when you are looking for an apartment. So to help you use your time most effectively in your apartment search, be sure you follow some guidelines with virtual apartment searching. Verify that the individual you are contacting is a legitimate landlord or property manager so you aren't a victim of housing fraud. Try to always go through a reputable website or online proper management website so you are protected against fraud. 

It can be more difficult to envision the interior of an apartment when you cannot see it in person, but photographs and a virtual tour are always helpful to make a decision in renting a place. Review the online photos and if you still want more details, ask the landlord or property manager to provide you with a video tour. If there is not a virtual tour, a video recording of the interior is a good replacement, and it will never hurt to ask.

Once you have found an apartment that you like, you can also apply and complete all the background checks through their online website. Many property management services will have online portals for applicants to submit documents and application details.

Consider the Season

When it is time for you to start your hunt for the right apartment home, often you will find that the time of year will dictate what deals you will find. If, for example, you are looking in the winter for an apartment, some apartment complexes will offer incentives for moving in during the winter because it is a less-appealing time of year to move. Because the rental property may be in need of filling some vacant units, they will offer a discount on the rent rate, a move-in discount, or offer a lease that is 16 months instead of 12 months with a monthly discount rate. 

If you are interested in a specific apartment complex that is not advertising any specials, it is a good idea to ask about discounts. It will not hurt to ask for a discount on your rent, and you may be pleasantly surprised if they do agree to a better rate than advertised.
