Selling an unusual house isn't easy, and there are multiple reasons for this. For example, your potential buyers have a limited loan market and may also dread their ability to resell the house later. Sticking to the usual techniques of selling properties may not help you much here. Therefore, approach the task with these special tips:

Target the Right People

The first thing you should realize is that the market for an unusual house is much smaller than the market for conventional homes. Therefore, even though you should market your property to as many people as possible, you should make it a point to reach those who are usually interested in such properties.

For example, if you are selling a home constructed from recycled materials, you should target those who are concerned about environmental preservation. Advertise your property on conservationist magazines, or target social media groups associated with such people.

Have the House Professionally Appraised

One of the things people fear about unusual homes is that such homes can be overpriced. This is a valid concern because, with a unique house, you may not have enough similar properties in the area to help with the valuation. A good way to help your potential buyers overcome this concern is to have the house inspected and appraised by an independent third party.

Stage the House and Take Excellent Pictures

A unique house can either look stunning or absurd in pictures, depending on how the pictures are taken. Therefore, this isn't the time to whip out your smartphone and take the listing pictures on your own. Instead, you need to have your home professionally staged and photographed, to get pictures that will invite people to look at your listing twice.

Be Prepared to Face Disappointment

Lastly, you need to be prepared to face a few negative reactions from potential buyers, before finding the right buyer. You may be in love with your shoe-shaped house, but don't expect everybody else to share your love for the property. You will need a thick skin to get through these rejections, in your quest for the right buyer. 

Selling a house without a real estate agent is possible, but it isn't advisable. It's even riskier if you have a difficult-to-sell property. The right real estate agent can help you market the property, set the price right, stage the house, and work with you to find the right buyer.
